Samutprakarn
Samutprakarn province, located in the southeast of Bangkok, is a hub for distribution centers. It also has a number of mostly older industrial estates including warehouses and factories for sale and rent in Thailand. The province benefits from being ideally located close to Bangkok and the main international airport. It also has Bangna-Trad Road and an elevated expressway running through it, which are two of the main routes into Bangkok from the south east and Laem Chabang Deep Seaport.
Due to its location and links to main transport hubs, Samutprakarn has developed into the prime area for logistics and e-commerce distribution in Thailand. This area has a large demand for both land and warehouse rental space, particularly along the Bangna-Trad Road between Km.18-23, which is zoned appropriately for large warehouse development.
Bangkok
There are a limited number of industrial estates and parks on the outskirts of Bangkok, but the most popular locations for distribution centers are to the east of Bangkok along the Bangna Trad highway and to the north of Bangkok in the Wang Noi and Bang Bua Tong districts.
Town planning regulations restrict the development of industrial and warehouse property in most areas of Bangkok. Therefore, manufacturers have their production in industrial estates and parks outside of Bangkok, where many factories for sale in Thailand are located.

- Bangkradi Industrial Estate
- Lad Krabang Industrial Estate
- Bangchan Industrial Estate
- Bhreaksa Industrial Estate
- Asia Industrial Estate
Most of Thailand's car manufacturing and petrochemical industries are located in the Eastern Seaboard.
Eastern Economic Corridor (EEC)
The Eastern Economic Corridor (EEC) Development Plan under scheme of Thailand 4.0 scheme aims to revitalize and enhance of the well-known Eastern Seaboard of Thailand. This region covers the provinces of Chachoengsao, Chonburi, and Rayong.
Thailand's two primary seaports are located in this region.
- Laem Chabang is Thailand's main container port, located 185 km. from Bangkok and approximately 20 km. form Pattaya.
- Map Ta Phut is Thailand's main bulk and liquids cargo port. It can accommodate a large number of ships, including heavy vessels carrying industrial factory equipment.

The majority of Thailand's car manufacturing and petrochemical industries are located on the Eastern Seaboard.
There is a very high demand for factories for rent in the EEC due to its proximity to the deep seaport, well-developed supply chains and robust infrastructure, which is continually being upgraded. Since 2022, many industrial estates have had limited availability of land.
Ayutthaya and Pathum Thani
These provinces are located north of Bangkok; the center of Thailand's electronics industry. The main industrial estates and parks are:
- Navanakorn Industrial Zone
- Bangkradi Industrial Park
- Bang Pa-In Industrial Estate
- Rojana Industrial Park
- Hi-Tech Industrial Estate
- WHA Saraburi Industrial Land
- Nong Khae Industrial Estate
Other Locations
There are a number of smaller industrial estates within Thailand with factories for sale in both the north and south of the country that are mainly owned and operated by the Industrial Estate Authority of Thailand.
