Phuket has long been one of the most popular destinations for foreign tourists and retirees to buy condos, and for very good reason. Located on the western coast of Thailand in the Andaman Sea, Phuket possesses an embarrassment of riches—from white sand beaches and ornate temples to the magical Sino-Portuguese architecture of Phuket Town and world-class nightlife.

The popularity of Phuket has resulted in a market for condominiums so deep and diverse that it has something for almost everyone. This article will explain some of the details about how foreigners can buy condos in Phuket before going through some top locations with condos for sale. Hopefully this helps you decide about what type of Phuket condo is best for you, whether for your own use or with investment in mind.

The Importance of the 1991 Condominium Act

One of the most common questions foreigners have about buying condos in Phuket (and Thailand more generally) relates to the actual legal ownership of the property. Foreigners are not allowed to own land, but they are allowed to buy and own condominiums and apartments. The 1991 Condominium Act allows foreigners to buy condominiums up to 49% of the total saleable area of a development, so all you have to do is ensure that you are buying your condo within the limits of the non-Thai quota for that building.

What Type of Phuket Condo Is Right For You?

We have already clarified that you can legally own a condo in Thailand, and now comes the easy part - or the hard part, depending how you look at it!): deciding what kind of condo you want and where in Phuket to buy it. Obviously, whether you want to live in the condo yourself or rent it out will likely determine the best location for your needs. As the most popular areas are on the Northwest Coast and Southwest Coast, that is where we will focus for this article. But first, some basics about condos for sale in Phuket.

The Basics on Buying a Condo in Phuket

Kamala is perhaps the most sought-after condo destination on the island. This is in part because of its proximity to world-leading resorts such as the InterContinental Phuket Resort, Cape Sienna Phuket Gourmet Hotel & Villas, Andara Resort & Villas, and several other hotels, spas, and beach clubs; some of the most luxurious amenities in the region are right on its doorstep. Of course, buying a condo in such a desirable location comes with a price, and condominiums with beachfront access and sea views can start from THB 30 million.

Those with more modest budgets need not give up hope. One can buy Phuket condos with one- to two-bedrooms slightly further from the beach for THB 10 million. These condos may be lower in price than those closer to the sea, but they still have outstanding facilities such as fully equipped gyms, swimming pools, and professional management by companies like CBRE.

If space is important to you, it is worth considering resale units, as many of the more recently launched Phuket condominium developments are focused on rentals (i.e., condos for tourists) and for investments. Condos for sale such as these are therefore sometimes a little smaller than people planning to live in their property might like.

Condos for Sale in Phuket’s Northwest

Mai Khao Beach is located in the Northwest of the island, just north of the airport, and is one of the most popular beaches to buy condos in Phuket, not only thanks to its considerable length (around 10 km) but also due to it being the ideal location for plane spotting.

Bang Tao Beach is located a little south of Mai Khao. Roughly 8 km long, its clear waters have long appealed to those seeking both relaxation and excitement. Luxury yachts abound, and popular activities include everything from water sports to horseback riding.Bang Tao Beach is located a little south of Mai Khao. Surin Beach is another famed vacation beach, ideal for sunbathing and taking in views of the Andaman Sea. Buying your dream Phuket condo here means you will have access to calm, clear waters and a local neighborhood dotted with high-end residential villas and perfectly manicured lawns, highly exclusive gated communities, boutique shops, fine dining, and more.

The proximity of Layan Beach to Phuket Town makes it the perfect escape from the hustle and bustle of the city. In addition to boasting a coastline of sublime beauty, Layan Beach features shady pine gardens, jaw-dropping ocean views, unmatched privacy, and a neighborhood sprinkled with high-end residences.

Condos for Sale in Phuket’s Southwest

Down on the south of the island you’ll find gems such as Kata Beach. Kata Beach is characterized by fine white sands and is wide and gently curved, with mild breezes that make it ideal for residents who enjoy active lifestyles and water-based sports and activities. Being Phuket, Kata Beach also enjoys a vibrant nightlife and has a shopping center, excellent restaurants, spas, and a wide range of condos for sale.

North of Kata Beach is the ever-popular Karon Beach, famed for beauty and tranquility that make it perfect for everything from morning walks to sunbathing. This peaceful beach has a well-deserved reputation for gentle waves and glittering blue waters.

Last but not least, we come to Kamala Beach. Neighbor to Surin Beach, Kamala is world-renowned as one of the jewels in Phuket’s crown and is characterized by high-end, luxury accommodation and properties. Condos for sale on Kamala Beach may sometimes come with a hefty price tag, but we think you’ll agree they’re worth it. Kamala is easily accessed from the main road and is located about 8 km north of Patong Beach and 45 minutes from Phuket International Airport. The beach’s photogenic, rocky landscapes make it one of the most coveted real estate markets on the island.
